UPDATE September 2022: We're pleased to announce that the variances have been approved by the City of Toronto for the Secure Care and Recovery Building.
CAMH has submitted a proposal to the City of Toronto for several minor variances for our planned Secure Care & Recovery building (1001 Queen Street West) as part of our final phase (1D) of redevelopment.
The future Secure Care and Recovery Building is a Ministry of Health funded project to build a new facility to better serve and care for patients with mental illness who have encountered the law.
This proposal will be reviewed at a virtual Committee of Adjustment meeting hosted by the City on August 31, 2022 at 3:30pm.
Here are more details about CAMH’s requests:
- A canopy and height variance is being requested. A few minor areas of the building will extend beyond the permitted envelop and height determined by the City including the roof and entrance canopy, therefore a minor variance is required.
- A parking variance is being requested. CAMH will provide 971 parking spaces, which is 35 spaces below what is required by the zoning bylaw. Given the hospital’s central location, connectivity of the site, and a lower demand for parking overall, the parking needs of the campus will be met with the proposed number of spaces.
- A loading variance is being requested. CAMH will have 7 loading spaces, which is one short of what is required by the zoning bylaw. Most buildings on our main campus are connected by underground tunnels. This allows for centralized loading facilities, which reduces traffic and space used on the street level. The Secure Care and Recovery building will be connected to this network.
All of our redevelopment projects have gone through rigorous approval processes including consultations with community partners, provincial government bodies such as Infrastructure Ontario, and City of Toronto officials.
